With the design finalized, we produce a complete scope of work with line-item pricing and a realistic construction timeline. No placeholder estimates, no allowances designed to look competitive and balloon later. The number we present is the number we stand behind. Any scope changes after this point are documented and priced before any work begins.
Our in-house team prepares and submits all permit documentation, manages agency responses, and handles structural, engineering, and HOA sign-offs. Once permits clear, our specialized construction teams execute the build with active project management throughout — no handoffs between design intent and built result. You receive regular updates and milestone walkthroughs at every stage.
Before we consider the project complete, we conduct a thorough final walkthrough against the approved renders and specifications. Every punch list item is resolved before handover.
